2027 BRAKE CODE

Upgrading Single Plunger Brake Elevators

This product brief outlines the requirements and options for upgrading existing single plunger brake elevators to comply with the upcoming retroactive NYC Department of Buildings (DOB) code provisions.

By January 1, 2027, all traction elevators with single plunger brakes must either be altered to dual-plunger type or comply with Unintended Car Movement Protection as specified by Section 2.19.2 of ASME A17.1.2013.

This upgrade work requires a NYC DOB permit and must be completed before the elevator can be placed back into service.

Key Requirements

  • Upgrades must be completed by December 31, 2026, to avoid violations and Red Tag by the DOB.

  • Review of equipment and design options should start in 2024 for 2025 budgeting and installation.

  • Design and installation of upgrades could take up to one year.

Options for Upgrades

  1. Modify existing machines with Rope Gripper Brakes.

  2. Install Sheave Brake.

  3. Modify existing brakes to a dual brake configuration.

  4. Install new machines, ropes, and controller modifications.

  5. Full modernization.

Please note that the specific choice of upgrade option will depend on the elevator's current condition, budget, and other factors. Feel free to reach out to us for free consultation to determine the most suitable option for your elevator.

Next Steps

  1. Initiate the review of existing equipment and design options in 2024.

  2. Allocate budget for the upgrade work in 2025.

  3. Engage elevator modernization experts to assess the feasibility and cost of each upgrade option.

  4. Obtain the necessary NYC DOB permit for the upgrade work.

  5. Commence the upgrade work and ensure it is completed within the required timeframe.

  6. Pass the DOB acceptance test before placing the elevator back into service.

By following these steps, building owners can ensure compliance with the DOB code provisions and enhance the safety of their elevators.
